A Fresh Surface on a Good Base
Driveway resurfacing adds a new layer of hot asphalt over your existing driveway. It works when the old surface is faded, rough or lightly cracked but still firmly supported underneath, and it costs less than removing everything. HomeGuide lists resurfacing at about $3 to $7 per square foot and estimates an overlay typically saves 20 to 30 percent compared with full replacement.
Is your driveway a candidate?
Good signs: the surface is gray and rough, cracks are separate lines rather than a web, there are few potholes, the edges are intact, and water runs off. Poor signs: widespread alligator cracking, dips or ruts where water sits, soft spots that flex under a car, or edges breaking away. Those point to a failed base, and new asphalt on top will crack in the same places. We check before recommending either.
Getting the height right
Every resurfacing raises the driveway. At the garage, a new layer can leave a lip or send water toward the door; at the street, it can leave a bump. We mill or saw-cut the old asphalt at those joints so the new surface ends flush. On flat lots, we also use the new layer to correct low spots and add a little crown so water runs off.
Preparation
Failed spots are cut out and patched full depth. Cracks are cleaned and sealed. The surface is swept and sprayed with a tack coat, a thin asphalt emulsion that bonds the new layer to the old. Then the new asphalt, typically 1.5 to 2 inches, is placed and rolled.
In the heat
A thin new layer cools fast in mild weather and stays soft longer in midsummer. We schedule resurfacing for conditions that let it compact well, and we tell you how long to stay off it. In July, that can be several days.
Keeping it in shape
Treat a resurfaced driveway like a new one: wait several months to seal, then seal every few years and fill cracks in the fall. Cracks that reflect up from the old surface should be sealed promptly.
Resurfacing versus sealcoating
Sealcoating protects a driveway that is still in good shape; resurfacing replaces the wearing surface when it has worn too far for sealing to help. If your driveway is gray and rough but has few cracks, sealing may be enough. If it is shedding stone, has many cracks and low spots, resurfacing is the better choice. We look and tell you which fits.
Resurfacing for lots
Commercial lots are often resurfaced in sections, with the worst drive lanes milled and paved first. HomeGuide lists overlays on larger areas at $1 to $3 per square foot nationally. We phase the work to keep the lot open.

Driveway Resurfacing Questions
How much cheaper is resurfacing?
HomeGuide estimates 20 to 30 percent savings over full replacement. Heavy patching reduces the savings.
Can resurfacing fix puddles?
Often, by leveling low spots and adding crown in the new layer. If the base has sunk, it may need rebuilding.
Will old cracks come through?
Some may over time. Sealing them before resurfacing slows that down.
How many times can a driveway be resurfaced?
Until the height at the garage and street becomes a problem; then the old layers need to come off.
