Paving in a Historic Mill Town

Asphalt paving in Cannelton is small-town work on old ground. The Cannelton Cotton Mill, built in 1849, was once the largest industrial building in the United States west of the Allegheny Mountains and is now a National Historic Landmark. The town took the name Cannelton in 1844, served as the Perry County seat from 1859 to 1994, and was the smallest incorporated city in Indiana until 2010. It had 1,524 residents in 2020 on about 1.5 square miles, at about 463 feet.

Old homes, short driveways

Cannelton peaked at 2,481 residents in 1870, so much of its housing is old. Driveways tend to be short and narrow, sometimes shared, and often climb from the street on the town's hillside lots. Many have been overlaid more than once. We remove layers where they have built up and rebuild the base where it has failed.

Slopes and runoff

Cannelton rises from the river, and sloped driveways need water control: a crown or cross-slope, an asphalt berm along the edge that carries runoff, and a drain at the bottom where a garage sits below the street. Water left to run down a driveway washes out edges within a few seasons.

The river

The Cannelton Locks and Dam create a 114-mile stretch of calm water on the Ohio between Cannelton and Louisville. Low lots near the river still collect water after storms and need a deeper stone base and good grading.

Across the river

Hawesville, Kentucky, is just across the Ohio. We work on both sides of the river, and we keep track of which state's rules apply: INDOT for Indiana state road entrances, the Kentucky Transportation Cabinet on the other side.

Seasons

Hot, humid summers and freezing winter nights are hard on asphalt. Sealcoating every few years and fall crack sealing are the best low-cost protection for an older driveway.

Pricing

National guides list new asphalt driveways at about $5 to $12 or more per square foot (HomeGuide) and resurfacing at $3 to $7. Hillside driveways and old built-up layers add to the cost; drainage items such as berms and drains are listed separately. Sealcoating runs about $1 to $2 per square foot. We visit, measure and give a written quote. For small jobs, combining patching with sealcoating spreads the minimum charge. Paving runs from spring through fall.
